BOOKING TERMS AND CONDITIONS

a) The keys to the property will be handed over, subject to payment of the full amount due, between 4 p.m. and 7 p.m. on the day of arrival at the offices of Immobiliare Marina S.R.L.; upon receipt of the keys, the tenant takes possession of the property for all intents and purposes, becoming the custodian of the property from that moment onwards.

If the tenant fails to collect the keys and pay the balance of the price by the day after the start of the rental period, this contract shall be deemed terminated, and any sums already paid shall be retained.

The keys to the property must be returned by 10:00 a.m. on the last day of the rental period. The tenant undertakes to return the property in the same condition in which it was received, clean and free of rubbish, under penalty of compensation for any damage.

b) The balance of the stay, to be paid upon arrival before the keys to the property are handed over, may be paid in cash (within the limits of the law), by debit or credit card, or by bank transfer (which must be credited to the Agency's account seven days before the day of arrival).

The total amount includes ancillary costs such as utilities and condominium fees.

c) To guarantee the preservation of the accommodation, a sum of €200.00 must be paid in cash upon arrival as a non-interest-bearing security deposit. This sum will be returned to the tenant upon return of the keys, after verification of the state of cleanliness and prior inspection of the furnishings and accessories.

The deposit will be returned as follows:
If payment has been made by bank transfer, cheque or debit card, it will be returned by bank transfer; simply provide your IBAN in advance.
If payment was made in cash, it will be returned immediately upon check-out, again in cash.

d) The tenant acknowledges that the maximum number of people allowed to stay in the rented apartment is as specified in point 1 and must behave in an appropriate and respectful manner towards others.

Exceeding this limit for the use of the property and/or the condominium services attached to it, as well as causing disturbance to the peace, will result in the immediate termination of this contract pursuant to Article 1456 of the Italian Civil Code and/or for violation of Articles 7 bis and 47 of Jesolo Municipal Ordinance No. 134/2003 and any amendments and additions thereto.

The property is leased exclusively for tourist use and subletting is prohibited for any reason.

e) No sum will be refunded to the tenant in the event of early departure before the end of the rental period and in the event of termination of the contract as provided for in point d) above.

Any extensions must be agreed in writing.

f) In the event of cancellation of the booking, the deposit already paid will be retained and if the cancellation occurs between 20 and 0 days prior to arrival, the tenant will be obliged to pay the full amount.

g) The tenant undertakes to observe and enforce the condominium regulations, including on any occupants of the property covered by this contract.

The tenant must allow access to the property to the Landlord or his representative. It is forbidden to bring animals into the property without the Landlord's authorisation and, if authorised, an additional cost may be applied.

h) Any dispute that cannot be resolved amicably shall be settled by the Court of Venice.

i) The Tenant is informed that his/her personal data will be processed in accordance with Legislative Decree 196/2003, as amended and supplemented.

l) In the event that the property referred to in this contract cannot be used for reasons not attributable to the agency, the agency undertakes to offer the Customer alternative accommodation of a similar type, location and services.

If the Customer does not accept this alternative accommodation, they shall be entitled to a refund of the deposit paid only, without any further compensation.
